• Clients will always have their inspection done by the owner, Austin Schroeder. Any questions, comments, or concerns do not need to go through a chain of command. 
• Face to face is better! Some inspectors do not allow potential buyers onsite, Austin encourages it. 
• Defect checklist standard with every inspection. Digging through a 40+ page report to find defects can lead to valuable negotiation points being missed. The defect checklist is an easy to reference summary of the larger defects found in the home. 
• A trusted contractor list is handed out with every inspection report. Whether the home needs maintenance now or in the future, the list of thoroughly vetted contractors gives homeowners an easy reference when looking for services. 
• Easy to read reports. Reports are a checklist style with defects photographed and noted in the format: defect, why it's a defect, recommendation. 
• No "sea of green". Some inspectors bury defects under a report that focuses more on the good than the bad. Defects should be brought to the forefront so a buyer can easily identify defects and bring them to the negotiation table.
